- No third party bookings - No outside visitors, no overnight guests without previous owner approval. -Do not leave any food out that will attract uninvited pests. - There are compartments outside the unit where you need to put the trash so it is pick up. Extra trash that does not fit in the garbage bin must be taken to the community dumpster. Please make sure trash bag is tied up. Excess trash or improper trash disposal is subject to an additional fee. -No smoking. This includes no smoking in the entire house premisses. $1K penalty fee apply. - When using the washer and dryer please follow the instructions displayed. Do do not mix color clothing with the white towels/linen. Stained towels or bed linen will be charged. - AC Temperature is set up from 71 to 80. The thermostat will not go down lower than 71 as it will cause to freeze the unit. - PETs are not allowed in any circumstances, unfortunately our Villa is not designed/developed to accommodate any pet, it’s subject a $500 fee plus summary eviction. No refund. - Pool equipment is to be only managed by our professional pool company, $3000K fee applied in case this rule is not followed. - Repairs and Maintenance | Owner/Agent cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/ VCRs/DVD Players, stereo equipment or pools/spas. Guest agrees to report any inoperative equipment to Owner/Agent promptly. Owner/Agent will make every reasonable effort to have repairs done quickly and efficiently. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. - We offer BBQ Grill renting thru Otter Equipment, reach back to us for more details. ‼️Important Parties or events of any kind are forbidden and subject a summary eviction and penalty fee. ➡️Airbnb no longer allows guests to throw parties.
